Every service you mentioned has its own line and its own price. Take one, take three, take all seven — same crew, same chemistry, same Gold Standard guarantee on every line you choose.
How we sized this without setting foot on the property yet. The 4,343 sqft, 4 bedrooms, 5+ baths, 2 stories, 1993 build, shingle roof, paver driveway, and 20–35 pane count came from your intake form. We cross-checked against the Duval county appraiser to confirm the conditioned-square-footage breakdown. Per our current sizing canon the house soft-wash is priced off the conditioned envelope plus garage walls — garages always count because the chemistry pass treats those exterior walls the same as the rest of the home. We’ll confirm the garage envelope at the on-site walkthrough; if it adds enough to bump the house wash into the next sqft bracket, we’ll tell you before any change.
Pool deck, pool cage, outdoor kitchen, and exact driveway sqft aren’t in your appraiser record — we’ll confirm those at the walkthrough. Numbers below are based on what’s typical for a 2-story 1993 Merganser Drive build; if anything is materially off at on-site, we tell you before we start, never after.
Last cleaned over a year ago — this is a full reset, not a touch-up. That posture is baked into the chemistry choices, the dwell times, and the rinse plan. Reset visits get a heavier mildew-inhibitor pre-treatment on shaded sides and longer dwell on the roof field; we don’t pretend a year of NE Florida humidity rinses off in a single light pass.
One note on pricing. Our exterior rates already include the 3% credit-card processing fee, so the number you see is the number you pay. No surprise add-ons on the invoice. If you take the full menu we apply a 15% multi-service bundle discount across the line items — that math is summarized below the menu so you can see the savings stack as you add more services.

Our Guarantee
Every line you pick from the menu carries the FCPE Gold Standard guarantee — independently. If the cage isn’t clean when we leave, we come back for the cage. If the roof comes back early, we come back early. The guarantee follows the line, not just the bundle.
Soft-wash algae kill is warranted for 6 months on every soft-wash service in this proposal (house, roof, cage, pool deck). If algae returns inside that window on any of those surfaces, we return at the next dry window — no charge, no friction.
