How we sized this without setting foot on the property yet. The 4,343 sqft conditioned space, 4 bedrooms, 5+ baths, 2 stories, 1993 build, paver driveway, and 20–35 pane count came from your intake form. We cross-checked the conditioned-square-footage breakdown against the St. Johns county appraiser. Your roof was measured at 5,172 sqft, 20 facets, with a 9/12 predominant pitch using our FCPE Roof Intelligence aerial measurement system — the same engineering-grade precision used by insurance carriers and roofing contractors, not a rough footprint guess. One note on pricing. Our exterior rates already include the 3% credit-card processing fee, so the number you see is the number you pay. No surprise add-ons on the invoice. A two-story 9/12 with 20 individual facets is genuinely uncommon — lots of hip transitions, valleys, and shaded shoulders for algae to hold onto. Soft-wash chemistry only, no walking the field, no pressure on the granules. Algae and mildew treated at the root with extended dwell on the shaded slopes. Hand-detail at every valley and hip cap.
